Epoxy Floors: An Experts Guide To Applying This Durable Paint

Epoxy floors have made the transition from commercial to residential applications. This durable and attractive covering is now being used in garages and workshops. When a homeowner decides to apply this paint, there are a few things that they should keep in mind. Not all concrete can properly hold this covering. Also, the project can be very labor intensive and time consuming. An individual should plan on 3 to 4 days with drying time. Regardless of the amount of work involved, it is relatively easy to apply the paint and can be done by following these steps.

The covering is polymer based and typically comes in two separate ingredients. The paint and hardener are mixed together right before application. This begins a chemical reaction that will turn the epoxy into an adhesively strong material. Once laid over the project area, the material bonds quickly to the concrete creating a hard plastic coating that is highly resistant to spills and stains.

The first thing to do is to check whether or not the concrete is suitable for this type of covering. Ground that has been previously treated with a sealant cannot hold this paint. Pour some water on the project area, if it beads then it will not properly take this covering. Moisture seeping through the concrete will negatively affect the process as well. A simple way to check for condensation is to tape a plastic bag onto the ground for 24 hours and then check to see if it is wet.

The next step is to clean the project area. Renting a power scrubber can make this process a lot easier. First, use a square shovel or metal scrapper to remove any built up debris. With a broom, sweep the area clean several times. Next, mix water with a cleaning solution, following the label instructions, and saturate the project area with it. Using the power scrubber, while keeping the ground wet with solution, make several passes around the room. In the corners and other areas missed by the machine, use a hand-brush to properly clean the sections. After the ground has been completely scrubbed, use a wet vacuum to remove the mixture and properly dispose of it.

Now, the concrete needs to be etched so that the paint will properly bond to it. Using a 10:1 ratio of water to muriatic acid, spray the area with a hose and then add the acid particulates. Clean a pad and then begin scrubbing with the machine from the back of the room. If the process has been done properly the end result should resemble really fine sand paper to the touch.

After the floor has had enough time to dry, the individual should prepare to patch any cracks or uneven spots. Use an epoxy-based filler and a putty knife to do the work. Be sure to make all holes flush with the existing concrete.

Applying the paint should be done in 2 coats to achieve the best effect. Be sure to wear a respirator and to leave any doors open while completing the project. After the first coat has been applied, any anti-slip particles should be mixed in with the second application. Always follow product directions for painting specifications, mixture amounts and drying time.
